Methodist North at Allen Road - Peoria, IL

PAST PERFORMANCE - To better serve a population that is expanding to the north side of Peoria, Methodist Medical Center (MMC) decided to construct this state-of-the-art outpatient center.  The facility provides a wide variety of health care services including physical therapy, laboratory testing, an imaging center and several doctors’ offices.  The building is actually owned by DASCO, a well-known medical real estate developer and leased to MMC.  Methodist was intent that this project help them take a leap in technology.  The facility implemented an electronic medical record system and employed the latest medical imaging technology.

Since the DASCO Company is a national developer, P.J. Hoerr had to successfully compete against several local and national construction management firms to be awarded this project.  Services required included pre-construction estimating, scheduling and consultation on construction details and materials.  Our team attended numerous pre-construction meetings over several months to aid in finalizing the design.  P.J. Hoerr then managed the bidding of the project and developed a Guaranteed Maximum Price (GMP) for the core and shell of the building and began construction. Once the interiors were designed, approximately four months later, those drawings were also bid. The P.J. Hoerr team then managed construction of the building and installation of much of the complicated imaging equipment. The GMP for the project ended up 0.9% greater than the conceptual estimate provided to the Owner seven months earlier. The final costs for the project were approximately $440,000 below the GMP, all of which were credited to the Owner.

This project was definitely on a fast-track schedule as much of the interior design was not completed until only weeks or months before scheduled project completion.  Schedule was extremely important to the Owner and the contract required a penalty of $3,500 per day liquidated damages for late completion.  P.J. Hoerr met the very aggressive schedule (even with dozens of last minute additions and changes) and completed the core/shell construction in 12 months and completed all the interiors in an additional 3 months.

Saint Patrick Catholic Church of Merna - Bloomington, IL

PAST PERFORMANCE - This project refutes the old saying that “they just don’t build 'em like that anymore.”  They don’t very often, but this church did.  This 40,000 square foot structure houses a sanctuary, chapel and administrative offices for this growing church in Bloomington, Illinois.  The designers used modern structural steel in conjunction with beautiful wood arched trusses, stone and masonry to create tall clerestories and sweeping spans.

Washington Area Community Center - Washington, IL

PAST PERFORMANCE - This complex contains facilities of interest to the whole community in a central location. It houses a gymnasium, library, 1,200 seat auditorium, an aquatic center with two pools and a banquet facility. While the children are swimming or playing basketball, mom can read a book or take an aerobic dance class. Amenities include a physical therapy facility, a drive up book drop-off, and a state-of-the-art exercise room. The aquatic center contains an 8 lane, 25-meter competition pool and a large recreation pool. The gymnasium contains two basketball courts and locker room facilities. The banquet area can seat groups of up to 500 people. Also included are parking for 250 cars and a landscaped 11-acre site.

P.J. Hoerr successfully competed against several other local firms to be awarded this project on a design/build basis. The project was initiated by a group of local individuals who wanted to improve the quality of life and facilities in Washington. After working for many years to raise funds and public interest, P.J. Hoerr was retained to develop alternative designs and budgets for the complex. Over the course of three years the scope of the project grew from a small recreational facility to include an aquatic complex, a performing arts center and the public library. Finally, the City of Washington and the local high school also became partners in bringing this project to fruition.

P.J. Hoerr provided the conceptual estimating, advised on design and materials, managed the designers and bid the documents. During construction, P.J. Hoerr scheduled and managed the fast-track construction in multiple phases. Construction of the project was completed on budget and on schedule.
